Thanks for the interesting things you have unveiled in your text. One thing I'd prefer to comment on is that FSBO associations are built as time passes. By introducing yourself to the owners the first end of the week their FSBO is usually announced, prior to the masses start calling on Thursday, you build a good relationship. By giving them instruments, educational products, free records, and forms, you become a good ally. By subtracting a personal desire for them as well as their circumstance, you build a solid connection that, most of the time, pays off if the owners opt with a representative they know as well as trust preferably you.
